Price range
The villas presently available for sale are between the price range of AED 20 million (US $5.4 million) and AED 170 million (US $46.2 million), as revealed by Ms. Bush.
For instance, a 5 bedroom property spread across 22,400 square feet was sold for AED 52 million (US $14.1 million). By far in the year 2018, this was the most expensive house sales transaction reported, as shown by Ms. Bush. Furthermore, she stated that lots of property sales in this community are sold with cost on application and bespoke terms. For instance, Golf Sotheby’s International Realty sold an off-plan property for AED 150 million (US $41 million) as a pocket listing. This means that the house was not advertised and neither did it enter the multiple listing system.
In 2017, a villa extending to 42,000 square feet was sold for AED 100 million (US $15.5 million). This transaction set the bar for this year. This memorable sale was carried out by Ms. Williamson who said that the property was unrivaled in many aspects.
The most famous price point, according to Ms. Bush, is AED 30 million (US $8.1 million). The properties priced between AED 20 million and AED 40 million (US $5.4 million and US $11 million) are a sweet spot, as expressed by Ms. Williamson. She further said “These villas are not always located in the prime locations of the community”. However, they are impressive isolated homes.
The most expensive property in this neighborhood is a palazzo-inspired home with a swimming pool, Engel & Voelkers, a maid’s room, garden, a spa bath and 6 bedrooms. It costs AED 170 million.
Housing stock
Introduced in the market in 2003 through the real estate developer Emaar Properties, this community is a high-planned location including huge building plots for customized villas. As of now, there are 600 palatial isolated villas are available for living which cover a 12km area. There are no semi-detached or apartments. Varying architecture designs can be found since each property was custom-built by the buyers. But Ms. Williamson says “most homes have beautifully landscaped gardens and parking for a number of cars based on the size of the plots.”
The majority of the area is developed and not much land is available now.

It’s buyers belong to different countries. However, a dominant expat Indian community resides here.
